Ambergris Caye is getting a lot of attention these days and for good reason. It's easy to get to, offers amazing water sports and the land there is still very reasonably priced. If you thought that you couldn't afford to own property on a Caribbean island as nice as Ambergris Caye think again! 

Of course land and property prices can vary widely even on this small island and you need to be aware that some properties although "cheap" may not be all that desireable. You know the old real estate adage "Location, Location, Location?" Well some properties are in great locations and others aren't. Some are desireable and others not-so-much. 

What makes a property a good value? It's when it's in a good location and offers a great price compared to what you get. I find that properties in the "Path of Progress" tend to be the best values. These are properties that are going up in value because some kind of development is happening in the immediate or surrounding areas. 

For example, until just a few years ago there were no roads that connected the east side to the west side of the island. None, zero, zilch. For that reason very few people ever saw or even knew about the west side as only the east side was developed. Then a well known property owner decided to create a few new subdivisions to create what will become a new town center on the island and to reach these new subdivisions he built a road to them. 

So now for the first time in history this new part of the island is open for access, open for development. Over the past few years well over 1,500 (yes....that number is correct ONE THOUSAND FIVE HUNDRED) invidivual building lots have been sold to local Belizeans, U.S. and Candadian citizeans looking for retirement and vacation property and to investors looking to diverisfy and move some money offshore. It's telling that out of those 1,500 lot that have been sold to hundreds and hundreds of buyers that only a FEW have come back on the market as resalse. Those FEW lots that are now available in a few of these subdivisions are being offered at VERY reasonable prices since the individual sellers have had a reversal in their finances and need to sell. They don't WANT to sell...they need to sell. 

So their loss is your gain.
